Toll Brothers builds a reliable, centralized data foundation with Fivetran

Toll Brothers, a Fortune 500 company, is a leading luxury home builder operating across the United States. Known for their premium residential communities, Toll Brothers is committed to excellence — not only in construction but also in the way they manage and use data to make decisions.

Historically, data was spread across multiple databases and systems, many with overlapping information. But timing discrepancies, inconsistent definitions, and a lack of centralized governance led to confusion, slower decision making, and reduced trust in reporting.

“Reports were telling different stories depending on where the data came from,” says David Le, AVP of Data Strategy and Development at Toll Brothers. “It became clear we needed a single source of truth and a reliable way to get data there.”

With Snowflake as their destination and Microsoft Azure as their cloud data platform, the next step was to streamline data ingestion without overburdening their engineering team. They needed a scalable, low-maintenance solution to centralize data from both on-premises systems and SaaS applications, starting with their core ERP: Oracle JD Edwards on SQL Server.

Working with their implementation partner Hakkoda, Toll Brothers evaluated several data integration tools. Fivetran stood out for its ease of use, extensive library of prebuilt connectors, and low latency change data capture (CDC) capabilities. The team ultimately chose Fivetran to power high-volume replication across their ecosystem, from on-prem databases to cloud apps and APIs.

Powering decisions with near real-time ERP data

To pressure-test Fivetran, the team launched a proof of concept (POC) using some of their largest ERP tables — up to 80 million rows. The results were immediate: the initial sync completed in about 2 hours, and ongoing replication placed no noticeable load on their transactional systems.

“During the POC, the Fivetran team went above and beyond,” Le says. “They guided us every step of the way and helped us pull 80-million-row ERP tables in a couple of hours, with zero impact on production.”

After going live in January, Toll Brothers began running a production-grade CDC pipeline for 55 ERP tables from their Oracle JD Edwards system on SQL Server. What was once a daily batch process became a near real-time data stream into Snowflake, providing business teams with faster access to critical operational data — without relying on engineering cycles to manually update reports.

The impact was immediate. With consistent, always-current data, teams across the organization could make more timely, informed decisions — from project planning to financial forecasting. Fivetran’s automated, standardized pipelines eliminated human error and removed the need for multiple ingestion tools, significantly reducing engineering overhead.

Fivetran’s out-of-the-box schemas and ERD diagrams have also streamlined data transformation. Engineers no longer need to reverse-engineer data relationships; they simply select the data they need and start building models in Coalesce, their transformation tool of choice. This has cut time-to-insight dramatically and helped the data team move closer to their goal of self-service analytics.

“Fivetran made the connectors we needed available out of the box, which was a huge value-add,” Le says. “Because we can ingest data so quickly and accurately, we can get it into the hands of business users faster. That’s already having a real impact on how decisions are made.”

A data foundation built for scale

With their initial successes in place, Toll Brothers is now expanding their use of Fivetran as part of a broader data modernization strategy. Upcoming integrations — including Zendesk, Google Analytics 4, and Salesforce Marketing Cloud — will extend the platform’s reach into customer experience and marketing data. They’re also replacing a legacy Azure Data Factory pipeline with Fivetran to support a new construction management system. This move will simplify ingestion, reduce engineering effort, and ensure that operational data remains accurate and readily available as the company grows.
